£3,400,000 equity/JV funding for complex development in Richmond




The Story

Our client contacted us with a requirement to raise £3,400,000 of equity funding to purchase a range of existing buildings with the potential to refurb and redevelop to create 11 x 1 and 2 bed apartments.


The Scheme

The scheme comprised of four income producing buildings with a mix of existing residential, office and garaging, 50 yards from Richmond Green and 150 yards to the river. This was an asset management play involving lease regearing, refurbishment, conversion and mansard extension. The potential to extent the existing 7,357 sqft to create 9,224 sqft of exceptional living space in the heart of one of Londons prime areas with a profit margin of over 60%!



The Funding

Our client needed a private funder prepared to act within days to secure this incredible opportunity. Speed and flexibility were absolutely essential and the £3,400,000 funds were secured and committed within 2 weeks from a HNW individual with a keen understanding of the complexities surrounding the scheme and the exceptional profitability on offer.
